Objectives
- Primary: enlist help with increasing traffic to a listed property, finding a buyer
- Secondary: build your network and reputation among other top agents
Preparation
- Agent's name, office name, phone, and e-mail address
Talking Points
- Opening: "Hi, ___, this is Marie Griesser at Keller Williams."
- Purpose: "The reason I'm calling you today is because I wanted to reach out to another top agent and get a reality check on a property I'm listing. You're someone I respect. I've heard great things about you. We have/have not done a closing together."
- Discovery & permission: "Do you have 6 or 7 minutes to brainstorm a property nearby your office with me? OK, great. [OR, "OK, when would be a better time to do this for you on (name a day)?"]
- Brainstorming: "First of all, here's the MLS number. Better yet, let me send you a link via e-mail, OK? Have you seen this listing? Alright, now what's your first impression?" (Ask other questions about price, what buyers are saying lately, who's looking for beautiful homes in this neighborhood in this price range, what else he/she would do if they were you to stimulate more traffic,...)
- Appreciation & closing: "Well, that's been great. Thank you SO MUCH! You've given me some great ideas. Be sure to let me know if I can do the same for you, any time. Have a great day."
Follow-up
Be sure to send a quick thank you via e-mail, as well. This will do good things for your reputation and professional standing.
